Concrete Built for Wellington Rain and Heat
Concrete Contractors Wellington builds and repairs driveways, pool decks, patios, stamped surfaces, slabs and walkways for homeowners in Wellington, Florida. With 61,637 residents in the 2020 census, Wellington is the most populous village in the state, and much of it was built on land drained from former swampland in western Palm Beach County. That history matters more for concrete than anything else. Concrete contractors in Wellington do not fight frost. They fight water, sand and sun.
What wears out concrete here
Water under the slab. Summer storms dump a lot of rain fast. The nearest long-term weather station, at Palm Beach International Airport to the east, averages 61.75 inches a year, with June, August and September each above 7.9 inches. When that water runs along the edge of a driveway or patio, it can carry fine sand out from underneath. The slab loses support, then cracks or drops.
Poor compaction. Sandy fill settles if it was not compacted in layers before the pour. A panel that has sunk next to the garage or along the pool coping is usually telling you about the base, not the concrete.
Heat and sun. July highs average around 92 degrees in Wellington. Fresh concrete that dries too fast on a hot, breezy morning can crack before it gains strength, and an old surface bleached by years of sun shows every stain and patch.
Roots. Ficus, oaks and palms planted close to drives and walks lift panels as they grow.
The defenses are simple to name and easy to skip: a compacted base, the right thickness, a planned pitch toward the street, swale or yard drain, control joints on a grid, and a proper wet cure.
A village of 30- and 40-year-old slabs
Point2Homes' summary of Census data puts the median year built for Wellington housing at 1995. About 26.5 percent of homes went up in the 1980s, 23.5 percent in the 1990s and 28.6 percent in the 2000s. Fewer than 1 percent predate 1970. In practical terms, a large share of the driveways and pool decks in the village are original to homes that are now 20 to 45 years old. That is the age when sealers have long since worn off, aprons have cracked at the street and decks around pools have started to lift and flake.
The village's roots go back further. Charles Oliver Wellington bought about 18,000 acres of swampland here in the 1950s, and in the late 1970s Gould Florida built the International Polo Club Palm Beach and the Aero Club. The village incorporated on December 31, 1995. Today it calls itself the Winter Equestrian Capital of the World, and its barns, wash racks and show grounds use as much concrete as its subdivisions do.
Permits, the Village and Acme
Wellington's Permit & Plat Checklist says an engineering permit is needed to connect to public right-of-way or public drainage. Its General Site Work permit covers connecting a driveway or drainage to Village of Wellington right-of-way, and a separate public works permit applies when the connection is to an Acme Improvement District facility. Acme, created by the Florida Legislature in 1953, maintains the canals, pump stations, swales and stormwater systems across more than 32 square miles. If your new or wider driveway meets the street, we find out which agency owns that edge and get the right permit. Many neighborhoods also have an HOA that approves colors, finishes and driveway widths, so we check that too.
Six kinds of work
- Driveways: tear-out and replacement, widening, new aprons and side parking pads.
- Pool decks: new decks, replacement after a remodel, and textured or resurfaced finishes that are kinder to bare feet.
- Patios: lanai extensions, backyard slabs and connecting paths.
- Stamped and decorative concrete: patterns, color, borders and exposed aggregate.
- Slabs and walkways: garage floors, shed and equipment pads, barn aisles, wash racks and garden walks.
- Repair and resurfacing: leveling sunken panels, sealing cracks, overlays and section replacement.
From the first call to the first swim
The visit. We walk the area with you, measure it and note what drives the price: how much comes out, access for the ready-mix truck, roots, and where storm water goes.
The quote. On paper, line by line. If a repair or overlay is a real option, its price sits next to the replacement price.
Prep. Removal, digging out soft or organic soil, a compacted base and forms set to grade.
Pour. Usually an early start in warm months, so finishing is done before the worst of the heat and before afternoon storms build.
Afterward. Written dates for foot traffic, cars and sealing. HomeGuide's driveway guide says to wait at least 7 days before driving on new concrete and the full 28 to 30 day cure before heavy vehicles.
Planning around the seasons
Wellington's busy season is winter, when the weather is mild and the equestrian calendar fills the village from January to April. The wet season runs roughly May through October, and the Atlantic hurricane season runs from June 1 through November 30. Concrete can be poured year-round here, but summer jobs need a forecast check, a crew ready to cover fresh work if a storm rolls in, and extra attention to curing. If you call in the summer, we will tell you plainly whether a slot this week or next makes more sense. Reach us at (561) 556-9571.

Common Questions
What should I compare when hiring residential concrete contractors in Wellington?
Get two or three written bids and read past the total. Check that each states slab thickness, base preparation, reinforcement, joint layout, finish and who handles permits and HOA approval. Ask how the bidder will keep storm water from running under the new slab. A contractor who can explain why your old concrete failed is more likely to avoid repeating it.
Do I need a permit for concrete work in Wellington?
It depends on the job. Wellington's Permit & Plat Checklist requires an engineering permit to connect to public right-of-way or drainage, including a driveway connection to a Village road, and a public works permit for a connection to an Acme Improvement District facility. We confirm what your address and project need and build it into the schedule.
What does a new concrete driveway cost around Wellington?
HomeGuide's national guide lists standard concrete driveways at $6 to $10 a square foot installed, and $2,400 to $6,000 for a 400-square-foot two-car drive. Removing an old driveway adds $2 to $6 a square foot. Local prices vary, so the measured, written quote is your number.
Why did my driveway crack and sink near the garage?
Most often the base lost support. Water from the roof or lawn runs along the slab and carries sand out from underneath, or the fill was never compacted well. A panel that is still in one piece can often be lifted; one broken into several pieces usually needs replacing along with the base under it.
Can concrete be poured during the rainy season?
Yes. We schedule early starts, watch the radar and keep covers on hand in case a storm arrives before the surface has set. Rain on concrete that has already set is not a problem; rain during finishing is, so timing matters more than the month.
Does my HOA need to approve a new driveway or pool deck?
Many Wellington communities have an HOA that reviews driveway widths, colors and finishes. Rules differ by community, so check your documents or ask your management company. We can provide a written scope, the finish and a color sample for the application.
When can I drive on a new driveway?
Walking is usually fine after a day or two. HomeGuide says to wait at least 7 days for cars and the full 28 to 30 day cure for heavy vehicles. We give you dates for your slab.
Should I choose concrete or pavers?
Both are common in Wellington. Concrete is one continuous slab with no joints for weeds or ants, and it can be stamped or colored. Pavers can be lifted and reset one at a time. Price both for the same area and compare the base work each includes.

Where We Work
Most of our work is in Wellington itself, from the subdivisions built in the 1980s, 1990s and 2000s to the equestrian farms and estates. We also work in the towns next door. To the north are Royal Palm Beach, Loxahatchee Groves and The Acreage, where larger lots mean long driveways and barns. To the east are Greenacres, Palm Springs, Lake Worth Beach and West Palm Beach, with older neighborhoods and smaller lots. To the southeast are Lantana and Boynton Beach. Each town page covers what we found about local housing and, where a city or village publishes them, its rules for driveways and work in the right-of-way. Wherever you live, ask any concrete company you call how it will keep water from undermining the new slab.
